I am starting to experiment and get more into real estate photography. What is your ultimate gear list for interior shots more so for lighting. What gels/modifiers do you use if any or do you strictly use speed lights? Looking for the bright crisp hdr type effect.
Any tips appreciated

There are three approaches to lighting architecture;
A) ambient light
B) ambient light supplemented with artificial light (hot or strobe)
C) Overpowering ambient light with hot or strobe artificial light.
All have their place. Every photographer has a preferred approach.
For real estate, I generally shoot a bracket and then use a handheld LED or strobe to create supplemental frames lit to enhance a feature.
Later, blending, luminosity masking and careful processing create an image for the client.
HERE
is an example. Ambient, with some shots supplemented with speedlites, both inside and the sunset exterior shots.
