If there is a driveway or waste water from gutters, checks for signs of leakng and overflow/blockages, ie wet spots or worn spots. I fell foul hence dynorod finally completing theirs works on our drive today.

Also the consumer unit, the survey usually picks it up if the wiring is old but cost us around £500 to replace and renew a few bits.

absolutely! where we used to live had 3 kids under 5 both sides, what a noise they used to make!!! there's some crime website thing isn't there too that you can put the postcode in and check stats about the area?

Electrical work only needs to be compliant with Part P if it is in a bathroom or similar location, a kitchen or outdoors the rest can be installed as DIY without any certification, what you really need to see is the a recent within 5 years BS7671 (IET wiring regulations) Test and Inspection Report although there is no legal compulsion to have one done in domestic premises

Need to find a decent Crocus field near me, lovely colours in that shot.
