PS Speaking of kids photos I'm in love with a french guy with a huge family... Alain LaBoile (external link) and intro here (external link)

Good stuff!

My own kiddo who hates the guts of any camera of mine :( Shoot at least a hundred frames to get one half decent, what a waste of a ratio!

My son goes through stages.. I might be able to get a photo, but then he doesn't smile, so yeah, know the feeling. Gone are the days when he would ham it up for the camera.

Can't really set up lighting in the common/public garden without getting some attention from rangers who will ask us about a permit…even though we aren't doing anything commercial I'm sure they will be skeptical. My negotiating skills are goods with park rangers (like that time we all went on Peddocks Island and it was closed to public).

Fenway gardens should be fine though..

Interesting development: B o A came back telling me the appraisal was reconsidered and upped to the price that we needed. The alternate lender I've been talking to should have an appraisal back to us today or tomorrow. Seems like it's going through... issue now is to proceed with lender A or lender B.

Flowers are seasonal... so you'd have to find something... I don't think there are any big blooms at the moment, though. 10 days ago, cherry blossoms and magnolias were pretty good... the rain and wind sort of ruined that. Wife and I found some cherries at the JP Arboretum, but they weren't as fantastic as they were last year. Right now the Arboretum is pretty barren in terms of color/flowers.

There is a reason B o A has the reputation that they have... My feeling is they got wind that the deal was going to fall through with you going to another lender and decided to change things to salvage the deal.

This is the same reason I've had a local credit union for our banking for the last 20+ years. I've thought about changing, but have seen no point as there is no BS and they have always been top notch whenever I've had questions or issues.

that little flash modifier is great, virtually no weight and folds completely flat, I have one in the side pocket of my bag all the time, and it doesn't flop around like a flash-bender.

That's the thing. B o A has little control over what the appraiser says - the corporate giant contracts with the appraisal company, but the loan originator and the loan processor are just little guys inside the big machine. My real estate agent, a co-worker's mother who's an agent, the B o A loan originator and loan processor all were more than surprised the appraisal came back revised to what we needed. No one's ever seen a successful reconsideration, despite going to multiple lenders. 2nd appraisals, sure... but never a reconsideration.

I read the appraisal last night... the appraisal company actually did a lot of work to revise their original appraisal. Pretty glowing this time.

Set up on a tripod and triggered with a Phottix. Focus is slightly off. This was at the Arboretum on Sunday morning. Unfortunately, only a handful of cherry blossom trees were still in bloom.
