Yup, always possible to increase it & that is what negotiation is all about ;)

Menat to add you can get property price data (histories) by postcode/area/actual house on 192.com and I also saw similar such info on zoopla ~ very useful IMO for seeing what the houses have costed on 'that' street.

The ideal of course if one of the same type that sold within the last 6 months to give you a clue as how realistic the agents price is oh and very few agents will admit it to a buyer but if you find the price does indeed look "wrong" for the current market it is possible the vendor ignored the valuation price and simply insisted what price it should go to market...........after​all if on at did you say 480 now after 9 months now at 420 to try again......is this with the same agent........well cheeky offer time methinks ;) Ask the agent how many have viewed it in the past 2 months and watch to see how truthfully you think he answers???

From the sound of it you are ideal buyers i.e. no chain and money/mortgage ready to sign on the line. Their agent should be biting your hand off knowing how well positioned you are to buy that house! I recall the recent house price pundits were suggesting a fall of a few % over the next 12 months and then rising (steadily???) over the following 4 to 5 years?

PS they may not have two mortgages but a bridging loan and that will be hurting them IMO badly!!!

PPS I see you mention doing a price search on www and nothing recent..........well there are I hope places/info for trends in all areas showing % drops that will AFAIK be a guide.....better thana wet finger in the wind :D

Post can be really narrow so check a couple of surrounding codes as well.

Grab yourself a L Lens before cause when you get the house you need to be spending money on the POTN BBQ

Broadly it is a buyers market at the moment, though the supposedly the available 'stock' is not vast that is why I suggested knocking 10-15% off the 420 but do not be surprised if they say well we have already reduced it by 60...............well the market is the market is they genuinely want to sell and you equally want to buy there should be a meeting point between your opening offer and them viewing 'an offer' as acceptable.

Do not forget the 'power of the pause' and 'leverage' ~ by that I mean when you have made an offer the agent may take sometime to get back to you depending on the vendors speed of thinking.........if they counter offer asking you to come up to "your offer + X" wait a few hours/overnight before replying with your revised offer (pause?) ~ when you feel you have offered as much as you want to go to, tell the agent that is your last and final offer and even (if you are comfortable) a little fib that it is time dependent as you, if this falls through, have another house you are lining up (leverage). By time dependent make that no more than 36hours (your choice of time???)

Of course it could all fall into place whilst you are sitting in the agents office to your satisfaction :D

Oh on the happy assumption you get a deal ~ make sure you make it conditional of it being taken off the market with a "reassurance" that they will show the house to no one else! You do not want them playing silly B's !

The POTN BBQ has gained mythical status, certainly very elusive.

Got two lenses on my wish list, problem is one of them is the 300 2.8 but will have to wait, having said that wife starts earning in August:D:D Been a student for the last five years so I am due canon love

That,s a very good idea, i looked a couple of years ago and seem to remember it being less than £100 for a couple of hours with Flash gear.

Wow that sounds like a wooper of a mortgage but i guess that's the way it is nowdays, not too many advantages with being an old fart but along with Cheaper car insurance this is one of them.
