Real Estate photos - residential vs "commercial"

I will try to make this as short as possible...

I've been working with one single realtor just to start out and get the hang of things. She pays me the same amount each time and uses them for the MLS listing. She is also a New Home Sales person for a local home builder. She asked if I would take photos of 2 model homes. How should I feel about that? I'm not sure where to draw the line and what would be considered "commercial". I've come up with a price list, and a contract, and the contract states those photos are for MLS listings and other promotional materials intended to sell the property only. How do you go about pricing something used for a builder's website, advertising, and pamphlets vs a normal agent's MLS photos?

I'll mention the realtor hasn't paid me yet for the 2 model homes I shot (3 weeks ago). She emailed me and told me that her boss (VP of company) would be calling me about some more model homes. Over the phone, we set up a time for next week, and I assume will talk about price later this week. I'm hoping she didn't tell them how much she's been paying me...

Just not sure how to handle the whole thing

How many units do the model homes represent? 20? 30? In theory, you could multiply your normal fee by that amount, although I'd give a slight discount since 1 shoot is covering those 20 / 30 listings - maybe only multiply by 5 or 7x.

Fee = time spent + usage. Although the time spent is the same, the usage is vastly different.

Pricing depends on many factors including your skills/experience, type of commercial use, and local market alternatives. You are very smart to understand the difference between single home real estate photos and models home photos used to sell a subdivision. As an emerging photographer-I would offer them an hourly fee to include commercial usage. I would start in the $200-300 range to fall in the middle between casual real estate shooters and advanced commercial architect pros.

As guidance-you should get a quote from other pro architecture shooters in your state.

Ask specifically what the images are going to be used for, then determine your rate using a license pricing calculator such as fotoQuote:

From my experience in the real estate market, $150 for normal single property images is high until you get to $500K+ luxury properties. For that price, most realtors will do it themselves.

My suggestion was for a rate of a non-professional photographer in Kentucky to start doing commercial projects for small business. No commercial business will pay usage based a multiplier of the number of units or locations.

Luckily my rates in a bigger market are higher.
