Yeah. I was just negligent. 1 month for glass fiber, 3 months for pleated - though they say it's better to check monthly to see how dirty they are. I just read up on them and I'll be more responsible from now on. I probably won't buy the glass fiber ones... I have allergies to pollen and excessive dust, so the pleats are the way to go. Electrostatic ones are expensive, and I think I'd rather just replace than clean.

That said and bringing it back to photography - what's your maintenance schedule/routine for bodies and lenses? I didn't use all of my free cleanings from CPS last year. I should send my stuff in, I suppose.

At first I did my filter change every 3 months but it was too much. Now I do them every 6 months.

If you have pets, its a good idea to do it more frequently.

we changed it every 2-3 months at first - purely because of all the DIY we were doing, with all the wall removals etc. we had so much dust around.

Now that everything is more settled, it is more like every 4 months or so that we change the filters!

hey, haven't been in these parts in some time... got a question!

i just found out that EP Levine has shut its doors for good. W/ Calumet also long gone, are there any places near by that rent studio lighting? I know LensProToGo has studio stuff available for rental use but i think that's on their location only. edit - nope, i guess they do have some stuff that's not just speedlites for rental. are there other places as well?

Rule Camera in Allston/Brighton is good. I have a 4 light kit too, that I can lend if needed, and if I'm not using it :)

I'm still thinking whether to pick up a 1DIV. I think I'll wait till bonus time.

Homeowners - My old mortgage broker left BoA and now works for another bank. He reached out to me asking if I'm interested in taking advantage of low FHA interest rates. Why the heck would I want to refinance my conventional loan? Any resources I can read up on this? I see lots of search returns about refinancing FHA to conventional, but not the other way around. There's gotta be a catch.

I'm not an expert but from what I rememeber correctly, FHA is good for people that cannot put down the 20% but you have PMI. Anyone who bought before September of 2013 can apply to get rid of the PMI but anyone after will have that until they only owe 80% then refinance to get rid of the PMI.

But let's say you owe 80% or less on your house, FHA will have lower interest rates but with percentages so low these days, its a little lower. It's up to you to factor if that extra is worth the refi cost.

In my case where I bought before Sept2013, I'll just apply for the PMI reduction and at the end, it will be better then conventional loan especially since I got in around the 3.5% APR.

Since your broker is interested in getting your business over your benefits, it might be better to go to BoA and ask.

One thing is, BoA is a big bank, chances of your loan being sold is less likely then lets say "Rockland Trust" or similar so your loan could be sold. Not saying it will but its a higher chance. I have BoA and I love them since I got my loan. They take care of me all the time.

Just starting a new home project. Taking photos of this project - I failed to document others, but those were mostly minor.

Trying to build a home office in the basement - something a bit more modern, but not "1980s" modern or "Ikea" modern. Something that will be a bit more timeless. Hope I can pull this off. The floor is carpet... wife won't let me rip it up... yet... I'll convince her next year.

My neighbor is a mortgage broker and it all depends.. I didn't have PMI, but had a loan with Chase and even though they were a small mortgage company, they shop around the rates and found that Chase actually had the best rate. I went from a normal 30 year loan at 5.5% to a 10 year at 3.3% as we were already paying the extra anyways there was little difference in our payment, just when it was going to be paid off.

So ask, pay attention to if there are points involved and any other costs. We got lucky there too, they screwed up the lock so we ended up not paying anything, closing costs, points, etc.
