That's awesome, Kpratte. I need to get out of my PMI. It'll be a little while, though. Right now, I'm throwing an extra $200-300 per month on top of my mortgage bill (including escrow).

what are you putting that extra $2-300 into?

we put any extra into principle. that way we save a small piece each month in the interest. that has a knock on effect.

now we are looking at paying weekly, as opposed to monthly, because that will also have (albeit small now) knock on effect on the interest too.

and every penny saved in interest goes into the principle. it is a win win.

Started out doing bi-weekly and moved up to weekly and like you said the gains aren't significant immediatly but in the long run come year 15, year 20, etc you'll see the difference

We also pay extra on the principal

Thought that went without saying. Of course, principal!

Thanks, Harm and Kaleb. I never thought about paying weekly. I'm headed downstairs to the bank now (great to have one in the building) and see if I can switch to weekly without double paying for March.

*Edit: BoA has to mail me a form and I have to sign it before I can change payment frequency. Probably won't take effect until April payment. This will also help me manage my expenses, more easily as I don't have to take a big hit once a month. Monitoring weekly is a lot easier for me. Thanks for the tip.

Actually, lbsimon is Leo. Simon is my last name. I know it is unusual, little kids often ask me why I have two names. Unfortunately, my parents passed away 40 and 30 years ago, I have nobody to ask about it!

Also, we purchased prior to 9/2013 (May) but were told we had to be @ 80% before we applied to remove PMI.. has that changed? Sorry, learned to google.
