If you got your loan approved before Sept2013, you can call your bank and ask them to get rid of the PMI.

Conditions that were told to me from my bank was 80% or less on the house, payrmbts never late and no credit issues.

I attended the meetup a year ago, and I am not sure if there were more since then. There have been various suggestions recently though.

I like shooting birds, and that's the reason for the 70D II and the 100-400 II, and also architecture - the reason behind a full frame 6D.

I think PMI goes away at 80% regardless of when the loan was approved.

That was my understanding.. And if you are making extra payments towards the principle, then you could probably re-finance and just have that be the new payment, but cut down on the number of years which is basically what we did. You still save more money than doing a 30 year and making payments to the principle.

I just don't want a higher mandated payment right now, even though I'm making the same payment voluntarily. If I'm tight one month for whatever reason, then I don't need to pay the extra amount.

Yes, but not automatically. You have to request the PMI cancellation. Why would an insurance company turns down your payment voluntarily? :-)

a) Borrower termination and b) automatic termination are defined by contract, so it depends on your lender. Most lenders require a borrower initiated cancellation at 80% in its terms, however th e Homeowners Protection Act requires an automatic termination at 78%.

Gosh durn it... I'm tens of thousands from 80%. That's gonna take a while. Maybe I should consider a re-appraisal in two or three summers to see if I can speed up the process.

I have a Mamiya 645 in the lab at work that I am free to use at any time, with a 110mm lens. I used to take product photos got test reports before going to digital. It has a film and a Polaroid backs. I thought of getting a digital back for it, but it turned out to be prohibitively expensive, $10K - $20K. And I am not sure if I want to go back to film, let alone to Polaroids. So it just sits in the cabinet there.

Anything after Sept2013, PMI cannot be removed unless you refinance. Nothing is every automatic especially when it comes to the bank making a buck.

Just because you owe tens of thousands, doesn't mean you don't qualify. Get your house appraised then compare to what you owe, if your within the 80%, the bank will remove PMI. It's all on what your house is valued at and what your currently owe and not what you paid for it.

Where do you get that? 78% is by law unless you have an FHA loan.

I doubt my house has increased in value in 20 months such that we are at over 20%. Home prices are pretty flat in Randolph and mine's a split-level, which doesn't rise as quickly as your colonials.
