For those in the real estate business who do VR tours: how do you price them? Not so much as in 'how much $$' (although you're welcome to share) but as in do you bundle them with the whole shoot price or do you charge extra to the realtor/builder if they want a VR tour done.

TIA

Part of everything except my economy package. I use TourBuzz (external link) and only pay $15 per tour so it's not a big expense and the tours are excellent.

Serious question, what real benefit are you getting that's worth paying $15 for? Why not pay a flat rate of $30-70 and download good slideshow software and be done with it?

Because I don't have to host the show and it faster than using stand alone generic slideshow software. I e-mail the client a link and they take it from there. The software is optimized for RE virtual tours and includes things that realtors and their associations want or require. Take a look at the link. You will see this is optimized for selling real estate which means I can use that to sell it to realtors as a complete service.

Understood. I started offering HD slideshows not too long ago but there really hasn't been too much demand for it. Do you experience different? I use ProShow Gold and host it on my YouTube channel. The slideshows themselves are pretty simple and only take 15-20 minutes to put together but the demands just lacking.

If you don't mind me asking, what are you charging for a VT/slideshow?

Don't mind at all. Under 3000 SQ FT, my fee is $200. That's 1.5 - 2 hours on site and about the same in post. I use exposure fusion indoors. That's where most of the time in post is. The client gets a link to the TourBuzz server where all of their stuff is hosted. Any prints are extra. I know that's a bit low but it's about what my area will bear. I run into a good deal of bad photography done fast for very little money. I don't consider that competition but it does make it harder to charge a profitable fee.

All this is on my website, http://re.myrsphoto.com (external link), in detail as well as a sample VT. Feel free to visit. And if you don't know about Photography for Real Estate, it's a good reference. Here's a link: http://photographyforrealestate.net/ (external link). If you haven't yet been to the TourBuzz site, it's really worth a visit. Here's a link: http://www.tourbuzz.net/ (external link)

By the way, avoid Tour Factory - like a plague. You'll probably run into their guys in the field. They are a franchise operation that is run by the company that produces the tours. The photographs make very little - most of the money goes to the company - and they are usually in such a hurry the quality suffers.

Hope this all help. Good Luck.

Hmm, guess we all have different definitions of 'virtual tour'. I was thinking of this: http://ggnome.com/samples/pano2vr_4/synagoge/ (external link) when the home builder's rep asked me if I did virtual tours. What you guys define as VR is in effect an animated slideshow.

Not that I'm complaining: it's good that it was brought up so that I can ask the rep what's it he exactly means when he says 'virtual tour'. I've seen some of their tours and they're actual videos a la youtube. I did tell them that I don't do video, only stills.

What you posted is what I consider a virtual tour. Or, where you can "virtually" enter a house and click in certain directions to put you into certain rooms, etc. However, when clients ask me if I do "virtual tours" they are almost always referring to some sort of slideshow.

You are correct that most realtors use "Virtual Tour" to mean more of an animated slide show. I would call yours a "360 Tour" or a "180 Tour" depending on how much is covered and would not usually include that with my basic package. I'm not sure of the value of that kind of tour in normal real estate work but in large buildings it is certainly worthwhile. TourBuzz allows panos, stitched panos and videos as well as normal stills and, I think, has functionality similar to your tour. I have used an occasional stitched pano and may well include some short video clips in upcoming tours.

Very nice. I would be interested to see this.
