Etiquette for Old Buildings

I'm looking for advice on photography etiquette when photographing old buildings. Neglected barns, abandoned stores, old churches and such. Even though they are abandoned, they still belong to someone, and we shouldn't trespass. But, is it ok to shoot them from the road or right-of-way? Or maybe we should always go chat up the closest neighbors, give them one of our cards (a good reason for even amateur photographers to get business cards!) and ask about taking a photo or two?

It probably also depends on regional customs; here in more rural parts of the South (USA), I would definitely not go wandering off where I don’t know anyone, yet in the suburbs and urban areas, there is more leeway. Any knowledge appreciated!

It can be difficult to properly answer questions about etiquette, ethics, etc., because these things are subjective. . Not only can they change from one region to another, but also from one person to another.

Personally, in the matter of photographing private property, I stick fairly close to the law, which is not nearly as subjective as etiquette.

Here in the United States, I am generally allowed to photograph anything I want to, if I am doing so from a place that I am legally allowed to be at. . So I will shoot any old building without hesitation. . However, I will do so only from the road or the government-owned right-of-way along the road, or other adjacent public property. . I will not step one foot on any land that belongs to an individual, unless I have first secured permission from the owner, his/her close relations, his/her close friends, neighbor(s), or agent(s) thereof.

From DownUnder and also from my type of work, I find a reason to approach the owners if about, talk about something related and then ask if they mind me taking a few photos.
But my work takes me into many places that most if very few get to see and as such I've a reason for being there which then makes it easier to dialogue. I've probably already made connection through my work, but I still ask about this or that if I've an interest and the photographic side follows.
Here, most people respect being asked and are respectful in their response. Doesn't always mean a yes though.
