Wording for landscape releases

Hi all,

I did a search, but could not find it (three searches actually); I am looking for some idea of basic wording for photo releases for photographing privately owned structures- old barns in particular.

I know I would need a release if I plan on selling (well, trying to sell) the pictures should I come up with a real nice shot and would also need permission if I was walking on private property. Would I need a release to shoot from public roads? Or can I shoot from public roads and get a release if I get a real nice shot?
