i paid him cash as we had agreed upon and we were both happy.

How do u know that he is really paranoid until u meet him?
If I were you, I would haven't done this at home. Big no no. It is very clear to him that you have that much money in ur hands. Why would you give anyone that chance? What if he is on drugs? Does he really care who else is in home? I do trust people but not to this extent.
