We were in Las Vegas. Now we are not. We are back in the desert up to our armpits in alligators. One of our tenants (very nice family) bought a house a couple months ago, and were supposed to close escrow on the new house on the 28th. We had nothibng to do with that transaction. Concurrently, they were to have moved out of our house as we had people ready to move in. They had moved everything out of our house, and had it stored in a rental truck sitting in their driveway. I think they've been sleeping on the floor. On the 28th, the wife called and said there was a slight delay on closing escrow on their new house, could they stay till Friday. I'm an old softie, so I said yes, Today, she called in tears, and said they weren't getting the new house. Apparently when they went to sign papers, their lender had added about $6,000 in previously undisclosed closing costs that they just don't have. We have another house that's vacant, and is supposed to be sold in a few months, so we put them in there. They now think we walk on water. They don't speak enough English to understand completely what the $6,000 was for, but I think it was just a shady lender trying to squeeze them. Chances are, he couldn't get the financing he had promised, and never bothered to tell them until the day the sale was supposed to close. The worst part for them is they will probably lose their earnest money deposit due to liquidated damages. Anyway, we rolled into town, and went straight over to meet with these folks, gave them a key to the new house, and now I'm back home, writing up a rental agreement for them, and then heading right back out to get it signed. The Las Vegas trip was a bust financially, but it was a nice ride. I doubt you walk on water, but you come pretty close to it.

I hate lenders that do that crap to people. It is an all too common occurrence here. What really galls me about this is that these people are not sophisticated at all, and their English is somewhere between bad, and not at all. They sought out a Spanish-speaking agent and mortgage broker because they felt they could trust them. I could see their transaction was in trouble weeks ago, and I tried to get some answers for them, but ran into a stone wall when the agent refused to return my calls. When I finally caught her in her office one day, she said (in perfect English) she had clients with her, and I should call back in 20 minutes. Of course she was gone, so I went back to playing telephone tag with her. She finally called back a couple days later, but had forgotten all her English by then, and could only speak Spanish. I'm not short. I'm concentrated awesome!

And like you said...these poor people are apt to lose everything they put up front....like they could afford that on top of all the other crap. I am a firm believer in Karma and I hope the lender and the agent both get a healthy dose of what is coming to them. People that know me call me Dan

Tom sets a good example in this.
