Hey Roger, did you used to work at Raytheon and live on 80 acres? Know a Jeremy in Test Equipment. I think you look familiar, like I should know you.

Wow. Quite a project ahead of u. Good luck with it all. All my dad does for retirement is play golf and constantly watch the Filipino channel which btw drives me crazy. :-)

Some of the things on my "honey-do" list are:

Install new central heating and air conditioning (contracted out).

Replace the outside doors and jambs so they are tight. Right now, things larger than a beetle can walk right in. (Can you say "mouse"?)

Repair/replace leaking and drafty windows and sashes.

Clean and refurbish living room fireplace.

Turn the unframed plywood "walls" into real walls.

Square up the most out-of-plumb walls.

Move the wall between master bedroom and bathroom to allow room for a standard shower.

Build new walk-in closet in master bedroom.

Rebuild the master bathroom, i.e., install all new plumbing, along with new shower, sink, and commode.

Upgrade the main bathroom, i.e., install new water-saving commode.

Modernize the kitchen, i.e., install new cabinets and sink, plus new refrigerator and range.

Install new shelving in the pantry.

Install appropriate ceiling fans, lights, switches, and electrical outlets wherever needed.

Install laminate flooring throughout, ( vinyl tile in mud room, utility room, and pantry).

Lots of general repairs, e.g., holes in walls and ceilings, moldings, etc.

Attached is a floor plan so this makes some sense.

Looks like a massive amount of work, equally combined with a tremendous opportunity. Enjoy it, please take care as the heat builds up....and most of all, get some pictures on here so those of us with no chance of visiting the area can see what you see!!!

I think the AC is gonna be the big requirement very soon.

Doesnt look like much work from the plan - everything is squared off :lol:

TBH i think you have a good years work ahead of you unless you go at it full time or is that just me thinking about the speed i would do it (work 2 hrs, break for 30 mins, work another 2ish, break for an hour or 2 for lunch and then a couple more maybe in the afternoon)

Actually, the plan is to spread the work over 2½ tears so it falls in three budget cycles.

This year, heating & air conditioning, new appliances, and general repairs (redoing walls, painting, etc.). Big $$$ this year.

Next year, bathrooms, windows, and floors.

Final year, kitchen and cosmetic stuff.

Total budget, under $20,000, all time donated. It'll be tight.
