Thanks Terri.

Rust, btw, is an emerging artform. Like cubism of the early 20th century, but without the opium den.

No time to catch up...

No time to really post...

Sucky boring training today...

Up to my eyeballs in paperwork for my divorce for **** I don't know if I can even begin to find all that financial info they want

I'm in a super duper pissy mood...

And I've got a wicked headache.... second day now...

I don't participate in the TPBM game... don't have time.... and honestly only have idle chit chat to add here... not really doing any photography of late so I'm not very useful in that arena either. I am not sure if I will or will not be back.... Those of you on facebook know how to find me... those of you who are not... I've got emails allowed and a couple of IMs. You are a wonderful group of people whom I have laughed with (and at) and enjoyed a tremendous amount. But I am only the chit chat parts of late....

So my super pissy mood.... and bad week/day.... I read the first page of the 25th round of this... Sorry. But it's been said several times over the past couple of months. I don't have to offer to you all what I once did with photography.....

Jenn. Come back to visit when you can. We will miss you. (((((JENN)))))

For the record:

I LOVE Louie. There are some dogs that wander in and just seize your heart immediately. He is one of them.
I will enjoy finding a good home for him.

Serious... my heart feels squeezed. He is such a great dog.

Sounds like a good foster then.

Catch 22...

Back in January, a client of ours was just about out of money. He had been losing about $1,500/month on a rental property here in the desert. He owed about $310,000 on it, and the market value at the time was around $180,000. It's probably lower now. He called his lender and asked what he should do.

The lender said he had basically 3 options:
1. Keep making the payments, although that really wasn't an option.
2. Put the house on the market, and try to find a buyer for a short sale. If, at the end of 3 months, the property wasn't sold, request permission to turn the property back to the lender using a deed in lieu of foreclosure.
3. Do nothing and wait for the foreclosure sale.

One of the 'catches' was that they would not agree to a short sale if the borrower was still current on his payment; i.e. he had to stop making them to put the loan into default.

Fast forward. The house has been on the market for almost 90 days without any offers. The client calls the lender and asks how to apply for the deed in lieu of foreclosure. The bank tells him that the house is now in foreclosure, and because it is, they will not do a deed in lieu. Note: the client received a letter from the bank dated April 29, telling him how they want to work with him and explore ways of helping him with his financial crisis.

They had started the foreclosure on the 27th.

Too many left hand and right hands not knowing what the other is doing. Anyway, I referred the client to an attorney who should be able to have a very good time with this.

don't you love banks these days.

I would much rather give them food or water rather than money. Especially when I saw a guy once on another corner in the morning asking for money...then later in the day when I was at the same intersection waiting for a green light, I saw him in a nearby parking lot unlocking his car. It was a late 90's Cadillac.

I don't give anything anymore. Two different times I gave food to someone that was saying they were starving, and watched them throw it away as soon as I left.

Well, my mom still hasn't gotten in for her surgery. She did get moved tonight to where she will stay post op. The doctor did say they were shutting down for the night, and that she is first up tomorrow, barring a more severe case be brought in.

My brother did go home today. R e a l . . s l o w l y . . though.

Great news on your brother Jim. Hope your mom really does get taken into surgery in the morning.

BearLeeAlive wrote in post #7930781 (external link)
Thanks guys for your concern. My brother knew what he was getting into and all has followed a the proper course. It helps that he was in incredible shape beforehand too.

We all have our fingers crossed that Mom gets in tomorrow and can finally begin the road to recovery. Sure makes me feel bad with all this waiting, seeing I am the one who broke her.

Dorks!!!!!
Can't wait to share dinner with you again.

Not true Jim. The ladder broke her.

Some pix for the wall...
