I'm not sure what to charge from them. For the agent/ower, it's fine to license photos for a year and I have a pricing model for that. But how to deal with the designers/architects/decorators, etc? The photos have a bigger lifetime for them, I cannot license portfolio shots. How do you deal with these clients?

In most areas in the US, that's laughably cheap, but the reality is in my market if I charge more, the companies aren't big enough to pay more and will compromise quality for price. I live in an area of only 120,000-150,000 people and interior design companies don't do work like they do in big cities. Luckily, I am usually able to knock out big construction jobs for the architect (sometimes multiples if one did exterior, one did interior design), the business themselves, and the construction company. That's where I usually make my bigger jobs. Thanks!

Well for an entire house shoot (say average 2500 sq ft home) I would charge $150 in my market. Canon EOS R5 / Sony A7III
